It is our policy prior to visiting a property to thoroughly research market trends in a specific area and during our visit, to provide the Vendor with comparable evidence of similar properties for sale or sold.
We feel that our attention to detail from day one assists in selling property at its maximum market value within a sensible time structure.
The early stages
Once we have taken property particulars, measurements, a selection of internal and external colour photographs, and have prepared colour floor plans, we will provide an accurate and interesting set of details for approval.
Following the simple "dotting and crossing", we will arrange for adverts to be placed in the local journals, the property will be mailed out to an extensive list of applicants, we will provide the Vendor with marketing from all of our residential offices, we will advertise the property on www.gilyardscarth.co.uk, www.rightmove.co.uk, www.primelocation.com and www.findaproperty.com, as well as on our LCD TV window displays.
On the market
As the wheels are then set in motion, within a short period of time viewings will commence. Gilyard Scarth offer a free accompanied viewing service during office hours. However should the Vendors wish to take charge of this matter, we are more than happy to accommodate.
Once the applicant has viewed it is our policy to obtain feedback for our Vendors as soon as possible.
Under offer
Once an offer has been made there is no doubt that Gilyard Scarth's service is a ‘cut above the rest'. This is an area where many of our happy Vendors and their legal advisers compliment us. It is our policy to thoroughly check chains and confirm cash buyers are as they present themselves via the appropriate routes.
With the sale in motion we play an integral part in seeing the transaction through. We aim to chase every sale at least once a week, this can obviously be considerably higher depending on any related issues or problems. Our Vendors generally find we are ‘fully in the Renoir'!
Sold!
Once contracts have successfully been exchanged, one or our few remaining tasks is to deal with the key release and completion. Once again, you can be assured we will always check with the seller's solicitor that the purchaser's funds have cleared prior to release.
